Summary: | 碩士 === 國立中興大學 === 應用經濟學系所 === 99 === This study focused on the impact of the specified public facilities on housing prices. As living standard promotion, the quality of living environment and life functions for people have also been considered and the development of the public facilities provide many services to the residents, especially in parks, schools and parking space, are often important considerations when choosing residential house.
This research will use the numbers of specific public facilities and the shortest distance as empirical variables which are calculated by geographic information system (Google Earth) and combined with residential hedonic price model is build based on Hedonic Price Theory to analyze. In the empirical estimates, there are two years of transaction price data as samples at Nantun distict, Taichung city from 2008 to 2009, including villas and residential buildings two kinds of types. The results indicated that the amount and the shortest distance near to parks showed a positive impact, represent the public prefer housing is nearby or adjacent to the park, however, the amount and the shortest distance near to parking area showed a negative impact, mean the public prefer housing is not close to the parking area.
