As, especially economic recovers, followed by the real estate market picks up, builders sees one end of M-type society, and constantly applies "Luxury benchmark", “Dibao building” etc, construction building cases. The rich buy homes for habitat, or just as an investment tool, but the other side of the M-type society people, whom live without habitations, Dibao even build contemporary residential segregation through their high wall fences, and intelligent portal management etc. In order to help disadvantaged groups the government launched the "public housing", due to the aggregation of large number of low-income households and other disadvantaged groups, however, these homogeneous residents causing of poverty so-called sub-culture, crime, management difficulties problems, causes nearby communities sense of threat. A clear boundary occured. As disparity between rich and poor grows, urges "slum" to born, makes segregation in the city intensified. The disadvantaged homogeneous residents’ habitations were labeled and stigmatization. Not only the community was tagged, but the residents were also tagged by the label marks. Though psychology Point of view, the behavior labeling others, might causes local residents psychological effect of labeling, further caused some unintended social consequences, affecting residents’ towards senses of community. In addition, in Taiwan’s housing market builders tends to take the strategy of housing mix in order to reduce the investment risk. Therefore “main products” and “Non-main products” were introduced. This study was focus on the analysis of both. Overall, in this study, housing labeling theory as an exogenous variable, explores the impact on property management. Using two intervening variables: subjective senses of community and objective community participation, and investigate the relationship between all the variables though structural equation modeling. This study wishes to clarify the present impact on Taiwan’s residents and property management under the situation of different degree of labeling. In result: the residents of main products have a higher sense of community. And the percentage of labeling grows higher, the degree of segregation is relatively high. Meaning that when residents’ backgrounds are similar, it good for helps building the condensation of sense of community, also gains the approval of community activities. The participations increase steadily. In conclusion, higher degree of community identity helps residents to participate community business, in order to increase the effect of property management.
