There are no restrictions on how the money is used by the elderly. At the end of reverse mortgages, the house will become the financial institution’s property. The reverse mortgage gradually becomes a new nethod of financial instrument in advanced countries that enables the elderly to turn fixed assets quickly into cash. It also becomes one way to secure the elderly’s later life in financially. This study used a cross-sectional survey research method, to investigate the willingness of the reverse mortgage for the middle-aged and elderly in Taipei city. There were 356 questionnaires distributed with 317 effective questionnaires and 89.0% effective questionnaire rate. The basic statistics for the respondents were with age 50-54 (69.2%), having college and above educational background (50.7%), living together with spouse or alone (47.0%). About 43.9% of the respondents showed their willingness for applying the reverse mortgage if it were available in Taiwan. The results of the logistic regression model were showed that who having the modern family values, with higher entertainment life style, and having deeper understanding of the reverse mortgage, living with theit spouse and with house ownership by themselves were positive and higher possibility to consider applying for the reverse mortgage. The respondents with age 65-year-old and above heve a significantly negative effect on willingness for applying the reverse mortgage. Taipei city will implement the reverse mortgage in the near future. Based on the study results, that supply side should understand financial concept, family values, and life style of the middle-aged and elderly. Informative education and two-way communication channels should be established.
