There will be three purposes discussed here: (1) using questionnaire to investigate the different views a broker has towards the seller and the buyer on ethical cognition (2) discussing whether there will be significant differences in ethical cognition when real state brokers with different demographic characteristics practice their work toward the sellers (3) discussing whether there will be significant differences in ethical cognition when real estate brokers with different demographic characteristics practice their work towards the buyers The author selected the real estate brokers in Kaohsiung city as the research scope, and has sent questionnaire to 150 real estate brokerages. Each real estate brokerage got 6 copies, and there are 900 copies in total. There are 413 valid samples retrieved. The survey focuses on observing the interaction between the real estate brokers and consumers (both the buyers and sellers) and the ethical cognition of the real estate brokers while practicing their work. After analyzing, there are two main aspects concluded here. The first one is the ethical cognition a real estate broker has towards the seller, including to deceive the entrusting, loyalty, effort, and confidentiality. The second one is the ethical cognition a real estate broker has towards the buyer including honesty, fairness, care, and disclosure. The results also show some real estate brokers indeed don’t have codes of ethical cognition. Questionnaire is used here to obtain quantitative information of the demographic characteristics and analysis of variation (ANOVA) is applied here to verify the assumptions. The major research findings are summarized as follows: 1.The performance of loyalty and effort of female real estate brokers is poorer than the males’. 2.The performance of the married brokers with no children on fairness is poorer than the married ones with children; the performance of the unmarried brokers is poorer than the married ones with children. 3.The performance of the brokers with lower academic background (high school graduate) on deceive the entrusting towards sellers is poorer than the ones with higher academic background (colleges or universities); the performance of the brokers with lower academic background (high school graduate) on fairness towards buyers is poorer than the ones with higher academic background (colleges or universities). 4.The performance of brokers of business management expertise on loyalty towards sellers is poorer than the ones of polytechnic expertise. 5.The performance of brokers with higher income on confidentiality toward sellers is poorer than the ones with lower income. 6.The performance of the higher and middle-seniority brokers on confidentiality towards sellers is poorer than the ones with low seniority. 7.The performance of brokers with low working hours on loyalty towards sellers is poorer than the ones with long working hours. 8.The performance of brokers with salesmen’s license on loyalty towards sellers is poorer than the ones with no salesmen’s license or other real estate brokers’ license; the performance of brokers with salesmen’s license on honesty towards buyers is poorer than the ones with no salesmen’s license or other real estate brokers’ license. 9.The performance of a manager or a shop owner on care towards buyers is poorer than real estate brokers.
