Therefore, many populaces have strong interests on the estate market. However, because the estate investment is one sort of investment which needs a huge amount of money and the specialized profession, and not the common populace can easily grasp immediately. Such, the common populaces are often easily fallen into the traps designed by the senior investment guest. Nowadays, the Taiwan society faced with the increase of houses’ prices especially in Taipei. Therefore, the common populaces gradually tend to select the court auction room and middle age room market. However, court auction room market should consider diverse law procedure and thus, it is not considered in this study. The objective of this study is to help people understand the appraisal factors when they decided to invest real estate market so that they can avoid the investment guest's trap, and face the fund predicament. This research use literature review and the expert interview to understand the universal investment decision-making factors, then design the expert questionnaire and the appraisal target and the appraisal factors. Forty people were asked to fill in the questionnaires. The research methods used in this study are the AHP and gray theory.
