碩士 === 高苑科技大學 === 土木工程研究所 === 98 === The main purpose of this paper is to establish a new model for the cost analysis of construction management-buildings as examples, can estimate the reasonable valuation of real estate efficiently and precisely. Firstly, according to the annual consumer price index (CPI) in Taiwan, construction cost indices (CCI), wholesale price indices (WPI) and national income (NI), the corresponding annual price change ratio for the building was developed respectively. Secondly, based on the construction cost of real estate, the environmental impact factor, the fixed depreciation rate of building, the land price index of local area, market transaction price and the annual price change ratio, a new model for the cost analysis of construction management-buildings as examples was established. Finally, townhouses and apartments at the southern region of Taiwan were used as examples. The analysis results show that the differences of the appraised cost of real estate between the proposed model and the comparison method are within 12%. Also, the new model constructed in this paper can reflect the influences of the environmental changes and time on the cost of real estate. Therefore, the model for the cost analysis of construction management established in this paper not only can reflect the real estate market prices faithfully, but also can fit with the changes of real estate market transaction mechanism.
