Recently, land development business has become more and more complex and difficult to do due to urbanization. When developers exploit lands, they adopt different approaches based on level of difficulty in acquiring lands and funds; for example, they could buy out lands, partner with someone, outsource to another entity, or combine a mix of each. Because of land acquisition got tougher, land owners got smarter, land prices got higher, and land occupants got diversified (different players such as land owners, property rights owners, and users), hence developers have to use a combination of strategies. This research is going to base on the above mentioned market condition and develop a thesis of an operation model for housing selection on combined type of land development. The objective of this research is to study for the appropriate procedures, methods, and process for housing selection on combined type of land development; later of the research, case studies will be used for testing and verifying the experiment model. For validation purpose, this research is going to analyze Ruchou Chia Fuguei Community - identify issues that provoke arguments which lead to problem areas, and find respective solutions. The research will have five chapters and sixteen sections: Chapter I: Set up motives and objectives, parameter and context, procedures, methods, and process, for an effective research. Chapter II: Review studies on combined type of land development and ownership transferring in the world; build the body of this research based on partnership, structure, cost, and competition, develop an operation model for housing selection between developers and land owners on combined type of land development. Chapter III: Case study – Ruchou Chia Fuguei Community; analyze its problems and solutions. Chapter IV: Develop an operation model of its contents, guidelines, procedures and process for housing selection on combined type of land development. Also, survey and verify its practicability. Chapter V: Propose three summary points and two solutions. This research will begin with literature review, which generates compelling theories that will help establish its contents, guidelines, procedures and process for housing selection on combined type of land development. Later, validate the hypothesis by applying the Ruchou Chia Fuguei Community to the developed experiment model. The research found combined type of land develop is inevitable; and develop an operation model of its procedures and process for housing selection on combined type of land development could be used as reference and basis in any future developments.
