In the big city, the park provides many services to the whole city residents, so much people choose a living location, the park is often one of the important factors of consideration.
Find from the literature about the price of the land most of the literature research into transportation and the capacity the influence of the value of the land , The existing of parks prove to have no influence on the price of the land . This research in literature reviews aims at the price of the land and park...etc. to collect for searching the relation of park and the price of the land.
This research will calculate the park using the hedonic pricing method to the land price influence; the research scope is Lo-Tong. There are 15 independent variables, dependent variable is a land price. The data shows that, double-log linear function (log-log) is the best, because R-square is the highest. The variable of influence has X8 and X14. Area and position of park have influence to the land price. There is a good characteristic in the park, can improve the value of the park, will let the land price in the surrounding area be raised relatively.
