Tainan City, along with Taipei, Taichung and Kaohsiung City are the four metropolises in Taiwan. For the past few years while the real estate economy rapidly climbed in the other three cities, Tainan City has not seen any major improvement, what’s even worse is that most of the lands don’t worth as much as they did 15 years ago.
In fact that the building bulk ratio of Tainan is way lower than the other three cities(see table-1). Therefore, the dissertation proposal is set out to identify the economy of Tainan is closely related with the building bulk ratio, as well as the amount of unlicensed constructed buildings in the city. Proving the theory is right, the Real Estate Development Association of Tainan will also convince the city council to improve the buildung bulk ratio in our frequently held meeting.
The research will start by analysing some statistics of theunlicensed
constructed building and cross-reference the figures, study the pattern andthe needs of Tainan City inhabitants to prove that the increased number of
unlicensed building is because lands are limited via the low plot ratio in Tainan City. From there, to understand how the current building bulk ratio in Tainancity was set up, and proving the building bulk ratio is too low by analysing the figures for Taipei, Taichung and Kaohsiung Cities. The economy and the city development are impeded by the inappropriate floor area ratio, and if an administrative mistake caused such a problem, then it should be altered as soon as possible. But readjustment of the building bulk ratio is actually controlled by the Central Government, the Local Authority must observe under the central law restraint to be able to carry on.
So, what can we do to make an improvement? How can we effectively set it into action?
This proposed research deduces not only the affiliation fundamental research but also hoping to obtain actual result, bring back the economy of Tainan City and to improve our living quality.
