Sales of some real estate franchising stores grown and these were not affected by the bad economic condition. How to achieve the target key success factors of promoting business operations? The main idea in the study is discussing the essence of real estate and operation effects.The research used in-depth interview toward executives who work more then ten years and familiar with the case development and operation environment. The study focused on the evaluation of internal, industry and microenvironment by McKinsey 7-S model, and suggested the key success factors. The results as follows:
Draw up suitable shopping district model by local characteristic: a. prime payment system is well suited to close-form shopping district; b. high bonus payment system is well suited to open-form shopping district; c. mix payment system is well suited to normal shopping district(half-close and half-open).Horizontal organization structure is adopted with fewer employees; otherwise adopt hierarchical organization.Computerized operation and set up standard operation processes.In mental, employees are trained to take the job as a carrier. Upgrade their abilities by simulation, education and training.Recruitment sources based on employees’ recommendation with an encourage bonus. The leadership type focuses on interpersonal relationship, the division of right depends on organization scale.Adopt family organization culture and recognized by organization members.The study concluded the key success factors by interviewing with real estate managers. Achieving maximum efficiency based on stratedgy, staff, and management type, addition of execution, resources sharing, and life-long learning.
