Deploying the business units in the leisure square efficiently and evaluating the performance of each business unit objectively also become the most important issues for the square managers. From manager’s perspective, this study applied Data Envelopment Analysis (DEA) model to determine the measurement factors, and several managerial insights. Twelve business units and 182 stores of Fong-Shan Leisure Square was conduct as a case study for this research. According to DEA, the land area, equipment investment, sales costs, business expenses, and number of employees are treated as input variables. Turnover, number of customers, and their satisfaction are the output variables of this study. After various kinds of relative industry performance analysis, the results of this study show that: 1.By using correlation analysis, the variables reduced from eight to five for Fong-Shan Leisure Square. 2.Twice efficiency analysis shows that the cultural booths, mini-train, self-store, and ice cream store are the relative efficiency business units of all stores. Flower market and heritage area are the most inefficiency business units of all. 3.Dual analysis shows that the priority of improve is business expenses, sales costs, and equipment investment. 4.Sensitivity analysis shows that sales costs and business expenses are the important variables for the efficiency of business units.
