However, in recent years due to the impact of Credit & Cash Card Crisis, domestic banks have been gradually tightening consumer credit loans and engaging in secured housing loans. Resulting from fierce competition, credit quality is deteriorating and non-performing loan (NPL) Ratio is steadily increasing, causing many social problems which not only affect the providence of new banking business and the establishment of new branches, but also making impact on state taxation. The fundamental solution is to identify the factors affecting the customer’s delinquencies. In this study, the housing loan cases of domestic financial institutions were taken as the samples. First of all, through the application of descriptive statistics, cross-analysis and chi-square test, and logistic regression analysis to identify the significant factors that have impact on the delinquencies of customers and the early warning models. And then through the use of Enter Regression Method the impact of overdue period, the ratio of overdue and the factors of willingness to repay for delinquent customers was deeply explored. The results: the variables having significant impact on the delinquencies are: Debt Ratio, Bank Deposit, if any appraisal basis for the collateral, marital status, educational level, length of current employment, if any employment of the spouse, occupation, loan purpose, borrower communication address, and if any thorough alikeness of collaterals. Of all the factors that have impact on the overdue period of the delinquency customers, interest rate takes the most significant role; while for the overdue period ratio, the move of interest and the change of real estate rate; And for Willingness to repay, marital status, length of current employment, if any employment of the spouse, the purpose of the loans, if any equality between borrower communications address and the location of the collateral, and changes in interest rates. We hope that the results of this study can be used as the reference for the decision-making of bank credit personnel at the beginning of appropriation, so as to minimize NPL and the NPL rat.
