And in order to raise the shopping center’s whole profit, leasing manager will choose to attract consumers most while selecting the tenants, offer market the most heavy positive external effects, this kind of chartering tenants calls “Strong Tenant”. The purpose of this study is to establish the modelliey for the elements of strong tenants, that can solved while leasing manager meet tenants choose problem. Use of this model can choosing the necessary tenants fast for Taiwan’s leasing manager.
This research will be reviewed and summed up with literature, find out every factor influencing the strong tenants of the advantage to form, in order to set up the strong tenant assess model. And the weight of the importance among every factor is assessed, with the investigation of relevant expert's questionnaires. Utilize the Analytical Hierarchy Process (AHP) to get the weight of each influence factor, make use of this weight to revise the model for the evaluation of Taiwan retail property strong tenants. Final, cooperate with Taiwan retail property database, find out the strong tenants in Taiwan retail property core retail categories, and offer relevant leasing principle or strategy for major leasing manager
