Hospital buildings and facilities are different from other buildings and facilities by their specialties or functions, which are complex and inter-connected for various medical services. It is needed to understand the complexity and characteristics of hospital building or facilities before conducting the maintenance program. For achieving the good quality of hospital maintenance, the strategy, organization, and working project should be carefully considered based on the service quality criteria. This study is aimed to evaluate the strategy of hospital facilities maintenance through literature review, expert interviewing and questionnaire survey results. It has been found that the management system should include plan, design and construction stages and reasonable manpower and budget should be allocated for maintenance project. Case study of NTUH indicates current maintenance strategy or method still need to adjust or improve in order to provide better quality service. The maintenance group should be reorganized and outsources projects should be expanded according to the purchasing regulations. And routine check-up should be effectively performed to obtain proper information on facilities repair, retrofit or maintenance, which is needed for annual maintenance budgeting.
