Needless to say studies for Building management and maintenance is relatively fewer if we narrow down the scope in the property management industry. Hence, the discussion for KSF of Taiwan property management industry – Building management and maintenance as the core business is considerably essential. This study conducted a questionnaire survey to find out 22 significant variables based on “the importance of entire industry” by Means Analysis. In addition, adopting Factor Analysis confirm the final 11 KSFs. The result shows the 22 significant variables for Building management and maintenance as the core business of the property management industry was divided into 4 groups: management, quality, financial and economics & political, whereas the minor variable found in this study is industry and marketing. Also apply Means of each factor for the importance analysis reference. We rank 11 KSFs in the business from high to low:「leadership vision and mission execution」、「service quality and real-time response」、「financial management and internal control」、「economics & political policy and Governance capability」、「economics growth and income increasing」、「training and incentive」、「Law & regulation expertise and SOP」、「MIS and electronic commerce」、「diversity services and labor turnover」、「industry leader and niche strategy」and「industrial competence and industrial pioneer」. This study suggest that firms within property management industry in Taiwan should enhance professionalism and training, execute standard operation procedures and total quality management to continually improve service quality.
