Therefore, securitization of real estate is truly a crucial lesson for restoring the real estate industry. The Act of Real Estate Securitization was passed by Legislative Yuan on July 9,2003.The structure of this Act includes “Real Estate Assets Trusts” and “Real Estate Investment Trusts”.Due to the safe and sound Bankruptcy-Remote system,which takes the segregated tax approach and enhances credit by independent rating agencies,can protect individual inestor’s benefit and stimulate investor’sincentive .We strongly believe that the real estate market would be flourishing in the very near future.
