A pension provides not only accommodations but also the services combined with the resources of nature landscapes, human history, diet with local features and the professional skills as well as the hospitality of the hosts. Characteristic pension emphasized ecology, countryside, country experience, culture, architecture and so on. Consequently, it would be significant to investigate how pensions applied the natural environmental resources nearby and their core competences to create their own characteristics in order to stand out in the keen competition. The purpose of the study was to investigate the management of characteristic pension in different regions of Taiwan by depth interview. Our study chose “external environmental resources” and “internal core competences” to be the basic variables of analysis and concluded different managerial strategies for different types of pensions. Propositions and suggestions were also provided in this study. The summaries of the study are as following: 1.The management strategies of pensions were affected by two factors. One was the external environmental resources and the other was the internal core competences. 2.According to the dimensions of “external environmental resources” and “internal core competences”, we defined nine types of pension management strategies - scenic pensions merged with the environment, scenic pensions collocating with landscapes, scenic pensions with culture experiencing, relationship style of pensions merged with the environment, relationship style of pension collocating with landscapes, relationship style of pension with culture experiencing, skill style of pensions merged with the environment, skill style of pensions collocating with landscapes, and skill style of pensions with culture experiencing. 3.Pensions belonged to different types of management strategies manage their services and products differently. Accordingly, we suggest the management of a pension should be based on its resources to discover its core competences and then to decide its management strategies in order to create its uniqueness.
