The forms of existing facilities in the parks can no longer meet the residents’ demands. Based on this, the purpose of the research, therefore, hopes to discuss about the differences, serving as a foundation of the discussion, of areally residential characteristics and to discuss about the related issue on futuristic use and management of newly established neighborhood parks. Furthermore, the discussion would analyze the differences born by each single characteristic. It would lastly focus on the related research result and thereby make suggestions in order to provide designers or governments a reference of constructing neighborhood parks or of proceeded maintenance. The research, with relevant historical contributions, discusses about the role and functions of neighborhood parks, the use and issue of the facility management, the related plan of the district of the National University of Kaohsiung (NUK), and the general situation of NUK’s development as the examining foundation of the related issue. Moreover, the examining aspects would be in terms of the views concerning quality parks, of the occupations, of the maintenance management, and of the facility demands, all of which are the four principle aspects. Residents of the five newly established neighborhood parks in NUK’s district are treated as interviewees. The contents include surveys, visits, and field studies etc. The research result shows that in the aspect of the views concerning quality parks, residents think the first three most important factors would be environment sanitization, facility safety, and fixing damaged facilities; and the priority of the first three factors would be ranked as facility safety, environment sanitization, and parks’ visualization and appearance. In the aspect of occupations, rambling, sight seeing, and meeting friends and chatting would be the priority; and its time slot of occupations would be usually after four in the afternoon. In the aspects of maintenance and management, nearly sixty percent of the residents would agree to maintain and manage the parks; in which of the aspects, informing damaged park facilities and adapting street trees would be ranked as the highest. In the aspect of facility demands, the first three factors would be architect’s designed banyans, gazebos, and scooter parking lots. The least satisfactory factors, however, would be the lack of exercise facilities, playgrounds, and recreation facilities. Therefore, the research suggests the followings: 1. through the evaluation and survey before the parks’ preoccupation to make the parks better meeting people’s demands 2. the parks’ maintenance, management, and strategies should be disclosed in the process of design, and 3. the proceeded park facilities and plans should result in people’s participation in the maintenance and thereby establish maintenance principle.
