O. T. project, via the school’s multi-functional gymnasium. The target of this questionnaire are 60 the teaching and administrative staff of Feng Chia University, 1058 students, and 60 people in the community of Xi-Tun division. Interview with representatives and directors of 5 profitable organizations. This research adopts questionnaire investigation and constructional interview. The result was analyzed through descriptive statistics and frequency distribution into percentile, which the finding is as follow: Ⅰ.The internal space programming and facilities’ distribution meet the standard of operating B. O. T. project. Ⅱ.It is convinced that with the favorable geographical position, central location, and the convenience of traffic which go along with Feng Chia University’s multi-functional gymnasium, it certainly works as an educational institution for the teaching and administrative staff, alumni, and the whole communit. Ⅲ.The primary condition of the B. O. T. project which are: a. It should run business in a manageable time. Additionally, the basic rate of returning profits ought to be steady and trust b. The stability of customers and the developing power of potential customers. c. Workers are trained professionally and devices are regularly maintained. d. Responsibility of training teachers, innovating projects, and working of marketing plans. Ⅳ.There are still certain considerations rely in the acceptance of alumni and the teaching and administrative staff hold toward the B. O. T. project. The data of for and against from them shows such as 72.9% and 89.2%.
