Hence, this research investigated the current real estate valuation business of financial institution. The findings are consistent with research''s problems. We integrated the credit scoring method of financial institution and the variables affecting the valuation of the real estate to design a new Real Estate Valuation Scoring List. In addition, we set up a standard appraisal model according to the correlative analysis on the score and valuation of real estate. By going through the evaluation items, appraiser can decide the valuation of real estate. It not only can simplify the appraisal process, but also can improve the “unprofessional” and “dependent” problems which already exist in the financial institutions. The purpose of this research is not to develop the new technique, but provides an improving plan for financial institutions on appraising the real estate. The characteristics of the real estate valuation are different from other assets. We are expecting other experts can provide more accurate and comprehensive evaluation items which can be used in the Real Estate Valuation Scoring List in order to improve the practice of this model in the future.
