Since the population has risen continuously and the economy has been driven by high-tech industry, the land requirement also increased day by day. Under this situation, city land is too few to provide the essential of the society; therefore, the utilization of non-metropolis hillside as housing community is an important issue in current day. The hillside development concerns variety area, as well as the related regulation is innumerable. The supervisor organization includes from central government down to village. The construction companies do not understand the application system, basic level officers lack of the specialty discipline, the coordination is not integrated between departments, and the regulations are modified frequently will affect the development procedure significantly. In this research, we will survey the current regulations and references to divide the application procedures of the hillside community project into initial investigation of development, development approval discussion and announcement, sundry license and environment maintenance construction approval license, environment maintenance construction, sundry usage license and environment maintenance completion certification and land usage modification. Through the questionnaire and interview experts, we study and analyze the importance of above stages. In this research we compile the 122 questions during the development of hillside community development into 5 phases such as financial management, investigation analysis, plan and design, administration regulation and construction management. We have proposed strategy for each phase. Finally, we integrate reference, expert interview, questionnaire and professional verification to generate checking list which can be used by construction companies for hillside community development. 吳卓夫 2005 學位論文 ; thesis 175 zh-TW |
