碩士 === 國立臺灣科技大學 === 營建工程系 === 91 === Estate corporations have suffered from financial crises for the financial downturns and long-term depression in Taiwan for years. In accordance with this situation, this study utilized industrial analysis approach to select representative financial ratios as evaluating indices, and then proposes a new model which is combined with multi-variable analysis and DEA. This model could be utilized to review estate corporations’ operating status, and improving strategies for corporation operation could be made on the basis of the results. This model is justified by case studies to prove that its differentiability and stability are better than traditional DEA. Thereafter, this study uses this model to perform static and dynamic efficiency analysis for 26 estate corporations to put these corporations in performance order. Based on the analysis results, suggestions to these corporations which perform poorly are proposed.
