In accordance with this situation, this study utilized industrial analysis approach to select representative financial ratios as evaluating indices, and then proposes a new model which is combined with multi-variable analysis and DEA. This model could be utilized to review estate corporations’ operating status, and improving strategies for corporation operation could be made on the basis of the results. This model is justified by case studies to prove that its differentiability and stability are better than traditional DEA. Thereafter, this study uses this model to perform static and dynamic efficiency analysis for 26 estate corporations to put these corporations in performance order.
