Most of the traditional studies about zoning mainly focus on general description and overall interpretation, does not consider the effect upon zoning with environmental factors on micro—viewpoints, and dose not study the differences of zoning between each land parcel with different resource environment, Therefore, it is difficult to capture the relationships of the conversion of zoning between each land parcel. Therefore, this paper choose environmental factors which effecting zoning, integrate the overlay technologies of Geographic Information Systems(GIS), find out range and category, use correlation analysis(CA) and principal component analysis(PCA) of Multivariate method to analyze spatial and attribute data, study the differences between each other. We choose twelve resource environmental factors in this paper, include parent, texture 0-30cm, texture 30-60cm, texture 60-90cm, texture 90-150cm, slope, formation, calcareous, drainage, pH.,the distance of the road, the distance of the public facilities and so on. To study the effect that those factors affect the conversion of zoning. The result is show that the effect of each factor is discordant. The factors of parent, formation, drainage and slope are the same in three urban zones. Therefore, when zoning is converted, these four factors must have a specifi value, parent is alluvial soil, formation is arenacceous rock, drainage is good, and slope is 0~5%. And there are two factors that the distance of the road and the distance of the public facilities have great effect upon the conversion of zoing.
