At the time when one is young, one keeps working hard for ideals and his family. However, as one gets older, a kind of safe dependence is needed. When one becomes old, his needs for things will change according to both health and psychology. The same situation applies to the need for housing. The group of old persons need an obstacle-free living space, abundant spiritual activities and complete and sound medical care, all of which can be satisfied by the planning and design of concentrated housing for old persons. This study is conducted by sending out questionnaires to the current residents living in one of the four major housing for old persons as well as visitors to those housing.The aim is explore : old people''s considerations when it comes to living; factors considered by general consumers when they choose housing for old persons and level of satisfaction felt by current residents toward the housing for old persons in which they live. Moreover, the study implements market segmentation on housing for old persons and provides references to the related businesses when they make strategies. Those results are summarized as follows: 1. For general consumers,the major considerations when they try to choose the preferred housing for old persons focus on whether there are professional management service company and convenient traffic.Market segmentation are ‘to attach importance to professional service and natural environment crowd’ ‘to attach importance to take care of home service crowd’ ‘to attach importance to convenient communications crowd’ ‘to attach importance to the cost crowd’ 2. For current residents living in those housing for old persons, in terms of services that are provided, they feel more satisfied with consulting assistance service, home care service, planning of leisure activities, and service for convenient living. Market segmentation are ‘health manage crowd’ ‘convenient livelihood crowd’ ‘leisure activities crowd’. 3. For general consumers whose families or themselves can not take care their own daily lives, their contingency measures in order are:(a)being taken care of by children; (b)being taken care of by spouses;(c)asking others come to their house to take care of them and(d)moving to housing for old persons while they are healthy. 4. There is a higher percentage in terms of potential customers who prefer moving to housing for old persons through renting contracts. 5. For potential customers, their ideal setting of housing for old persons is that one room plus one kitchen, furthermore, 16-20 pings for one person and 26-30 pings or over 30 pings for two persons.
