According to estimate, Internet population will exceed 1 billion people to 2005 A.D. Even if in Taiwan, internet user also increasing steadily, our country''s internet population from 1996 Aprils of 400 thousand, to the year end of 1998 over 3 million users, to 2001 March the internet user up to 6.74 million, in order that create a huge business opportunity on net. However, real estate market overcast for many years because of the depression of stock market, excess demand of the real estate. During the depression, the business proprietors try to find out new marketing weapons to inspire the demand of market. The significant change is testing the possibility of electronic commerce, regardless the company size. In the moment of Internet booming, Must all business proprietors t adopt Internet, or not? However, how and what business model need to be adapted? What performance will gain? Above questions should be concerned when the real estate proprietors try to conduct electronic commerce approaches to its business. The major target audience of the research is real estate proprietors in Taipei metropolis, 400 proprieties, is the sampling objects of research. 108 valid questionnaires, response rate of validity sample are 27%. The research discovered, the factors that affect the proprietors whether adoption electronic commerce is: "competition strength", "support from top executive"," organization scale "," type of business "," cost" and "relevant risk" etc. The relation of electronic commerce business model and the factors, analyze result are "support from top executive", "organization scale", "type of business", "comparability", "relevant risk" etc. Another examine the relation of electronic commerce business model and performances, analyze result are "enhance the customer service", "business grow up" and "promote the business image". Theses factors have significant differentiation. The research nothing can avoid to still have limits, for example: taking or rejecting of research variables, the biases of the sampling is only one answerer of a company. However, aim at research results, the suggestions are asking for the top executive support, do not underestimate the consumer need of internet, do not ignore the electronic commerce performance and growth, current is adapting dual-way model (own web site and use others web channel) as proper. Another after suggestion for the study: add more factors of information technical equipments or IT profession staffs, enlarge the research territory, the studying that the real estate website should have it’s function and possibility from customers’ prospect.
