Summary: | 碩士 === 中華大學 === 建築與都市計畫學系碩士班 === 88 === Looking back at Taiwan’s policy regarding the high-technology industry, one may discern that the developments of this industry were established, modified and guided by a powerful political force. The founding mission of the Hsinchu Science Park was to create a superior environment in order to host both the technology industry and its personnel foreign and domestic, as well as to encourage the local industries to participate in R&D and innovations, in order to promote industrial up-grades and ultimately result in developments of Taiwan’s technology and economy.
The standard factory set-ups among the public facilities of the Park are the key features aimed to enhance the effectiveness of the Hsinchu Science Park. Currently, the diverse, complex and different types of industries housed inside the park are all have their special needs and individual differences that are unique to each other.
The Park provides standard factories to these starter-up businesses in order to save them land purchase and construction costs thus begin production within the shortest time possible. Standard factory is the key element that nurtures the birth, conservation and growth of the technology industry. However, after twenty years of development, constant industrial transformations and innovations, changes of space, standard production design, management and maintenance ad extended life expectancies have all became the latest hot topics, in addition to being the key reasons on whether Taiwan’s high-technology industry may continue to reinvent itself.
This research aims to study the present occupancy of the companies leasing standard factories, as well as the different needs exist between different industries, by conducting post-occupancy evaluation on standard factories through actual space use, awareness of space required for the surrounding area, and the level of satisfaction. This research’s objective is to understand the topics associated with the standard factories offered by the Park currently, the demands technological companies place on their factory buildings, space mechanisms, and building features, to be used as a basis of standard factory set-up for the local technological and industrial area, in order to provide pertinent references to plans updating standard factory buildings.
This research is divided into six chapters; the main content is as follows:
Chapter 1. General; explaining the background and the purpose of this research, as well as the identified research objects, parameter, and research flow.
Chapter 2. A look back on related documents; base on relevant definitions of the companies of the technology industry, the theories on post-occupancy evaluation, and to research the research direction as stated in this theses.
Chapter 3. Developmental analysis of the standard factories inside the Hsin-chu Science-Based Industrial Park; focus on 35 buildings covering from phase 1 to phase 10, and high-rise factories, with a total floor area of 45,098m², and 152 tenant companies. This research shall analyze the present conditions of use in order to understand the process of developments and changes of the standard factories, present conditions of use, and occupancy effectiveness.
Chapter 4. Preliminary evaluation guideline on the post-occupancy of standard factory buildings; as well as through actual case studies, to appraise the various standard factories in different phases .
Chapter 5. The development and planning principle of standard factory buildings; this research will base the findings of this research on the present development of conditions, analysis of the leasing industry, and the data on the development of limitations, to summarize the total demand and supply, prior to submitting a basic construction proposal suitable for today’s industrial business buildings.
Chapter 6. Conclusion and recommendations; an overall examination of the findings of this research shall be performed, as well as presenting recommendations for future researches.
