New industrial land use is affected by three factors ─ the change and development of industry activities and structure, the planning intervention of government, and the development activities of industrial land developer..In this research, the author wants to suggest the industry function and the mechanism of space development of urban industrial zone in Taipei Metropolitan areas. Main themes of each chapter are stated as follows : In Chaper 3,it shows that the rise of industrial estate is correlated with the land use need of the industry sructure transformation in Taipei Mepolital areas. Chapter 4「The Institutional Mechanism of Mixed Landuse and Economic Rent」introduces how the government intervenes the distribution of rent gap through the planning policy. Different public sectors , the landuse and the industry administrations debate on the mixed land use institutions. Chapter 5「The Land Development and the Space Distribution of Industrial Estate 」clarifies four stages of the industrial estate development . In four stages, the land developers seek rent gap and thus increase the surplus of producers(different land use policy, building desigh, sales methods and the specific features of land in heterogeous regions). Chapter 6「The Industry Network and the Space Structure of Industry Activities」is discussed according to the land use of industry activities in four stages . It is suggested the meaning of the industry land use and location shifts through the industry organizations and the industry systems transformation. In this chapter, the author takes the electronics industry in North Taiwan as example to illustrate the stratification of industry space and industry location. Chapter 7「The Formation and the Meaning of Industrial Estate Districs 」summarizes how government, land developers , and industry organizations and systems affect the transformation and the shift of industry location. And try to complement and adjust the old industry location theory which lacks the discussion of land supply and development. At last , the author proposes “institution of R&D space”, “network of intelligence science park ”, and “eternal development of local industry land ” to conclude the practical policy for the development of urban industrial zone in Taipei Metropolitan areas in future.
