Renovation is inevitable when a building gets old or damaged. Both take lots of time and work, affect family lives and produce large amounts of deserted objects. Some people even completely redesign and reconstruct a newly constructed unit before moving in. It is, in a way, a waste of not only a family’s finance but also the environmental resources and energy of a society, a state or even the Earth besides the fact that the deserted objects add to the existing pollution. The phenomenon described above has prompted the research presented in this paper. By studying and discussing the spatial environment of housing units based on the ideas of opening building, the researcher hopes to find ways that make it compatible with people’s life changes.
The research is completed in five steps. First, literature research is done to understand what opening building is. The fundamental conditions for opening housing are identified under the guidance of the knowledge. Second, the examination criteria for opening housing are designed. Third, a quantitative research on the present construction of multi-unit housing in Taiwan is carried out. Fourth, the possible problems of applying opening housing in Taiwan is predicted by evaluating the present construction of multi-unit housing with the examination criteria and analyzing the results inductively and comparatively. Fifth, improvement strategies and stages of encouraging opening housing are finally proposed.
The research has led to the following conclusions:
1. Limited by construction laws and the low level of industrialization of infill system materials and the fact that the ideas of opening building is still in its primitive stage in Taiwan, the housing construction in Taiwan cannot be opened now. However, the interior infill materials can reach the fourth degree of opening if the present construction capability is directed by the ideas of opening building.
2. Three stages are proposed to encourage opening housing in Taiwan. The aim of the first stage is to open the interior infill materials of a housing unit. The aim of the second stage is to open the exterior wall system. When this aim is reached, all the non-structural parts of a building are opened. The aim of the last stage is to open slabs, which have been a structural part of a building.
