Summary:碩士 === 逢甲大學 === 土地管理研究所 === 83 === In recent year, urban land use patterns have been profoundly altered temporally and spatially in Taiwan area due to the industrial development and economic growth. People are moving into urban area and the urbanization is very significant. But urban land use are different from urban planning under the influence of many factors. There is a soaring need for urban planners to efficiently comprehend land use patterns and land use intensity to chart optimum land use strategy. The research area is Taichung city which is located at the center of central metropolitan area. Remote Sensing and GIS techniques were used to get current land use patterns and spatial distribution of land use intensity of research units in Taichung city. The purpose is to understand land use structure and the difference between current uses and the planned. Finally , provide a reference to urban planner. The land use intensity is the highest in the North and Center districts of Taichung city, and flats out toward surrounding area that is the sub-center of development - The Fifth Urban Land Readjustment Area and Fung-Chia University. The distribution of industries and land use intensity followed The Multiple Nuclei Theory. There is an obvious relationship between land use intensity and urban planning. The situation of exceeding use is in the areas with higher intensity. The relationship between Floor Area Ratio of research units and land use intensity is very significant. The result show that the Floor Area Ratio are descending every year all over the studying areas, with high ratio in C.B.D. and part of surrounding area.
