Presently, the methodology of redevelopment of buildings and structures depends not only on the economic and functional feasibility, historical, architectural or ecological restrictions, but also on the availability of funding and references of customers. Therefore, new approaches to consideration of the whole variety of options are particularly relevant, as they make it possible to choose the most preferable result and to outline the roadmap of its attainment. The main instrument of improvement of the efficiency of the redevelopment process is the simulation of these processes at the stage of business planning, or due diligence. Development of a functional model of a construction facility contemplates a systemic description of the work to be done and a realistic analysis of forthcoming improvements, inclusive of all changes, expenses, and resources to be consumed, as well as the most accurate coordination of performance of each subsystem. This approach will serve as a strong basis for the assessment of costs of the work to be performed and for the development of the process documentation and work schedules.
