The proposed article attempts to consider the process of investing in the implementation of a construction project in terms of its optimization, or at least rationalization. It is clear that the solution of this problem by conducting an economic experiment in the course of a realistic project carries an increased risk of the company losing capital. This risk is virtually eliminated if the experiment is carried out on the model. Today, undeservedly little attention is paid to economic and mathematical dependencies, built on the basis of S-models. In this article, we give a detailed example of the use of S-modelling in determining the rational volume of investments in the project of building a cottage community, identify the opportunities and problems of using such models, and identify areas for further research within the framework of the proposed topic.https://doi.org/10.1051/matecconf/201817001090
