Summary:The article below covers the existing dynamics for activities in the field of process management when organizing the non-scheduled repair works for fundamental repairs of multi-flat buildings. Using analysis of such dynamics as a basis, a hypothesis was developed, which necessitates the creation of a tool, which would provide means to justify the necessity for conducting non-scheduled repairs of the buildings. This article features the parameters, which presumably affect the decision on performing non-scheduled works on fundamental repair of flat buildings. The effect of such parameters on potential of performing activities was analyzed by means of method of expert assessment. A bar chart was created in order to identify the main parameters that affect the potential for conducting non-scheduled repairs; this bar chart was also used to exclude the least important parameters as the ones having no effect. The parameters were optimized, i.e. divided into groups using the factor analysis method, by means of Pearson correlation coefficients calculated for variable parameters, which were identified by the experts as the most important ones. The works performed lay basis for creating optimal conditions for future tests. Finally, the basis was prepared for mathematical tool that would describe the parameters of the object.
