Summary:The Croatian tourist sector has been stagnating during the period of transition. By analyzing the balance of Croatian hotels, the influence on the changes and courses of balance, the author points out the increasing seriousness of the situation in Croatian hotel industry measured in the relation of property, debts and owners’ capital. The connection between the financial structure, balance liabilities and the diversification of the instruments of property structure, defines the optimal financial adjustment of firms in tourism. In present-day Croatian hotel companies, uncertain profits make the company risky, not only in the aspect of debts but also considering the equity capital, which is then reflected in unsatisfactory business results. Similar researches are crucial ways towards a global knowledge about privatization in Croatian tourism today.
